One thing about "moronic" Phil - the misspellings, convoluted
sentences etc. are inadvertently funny. You wonder if old Phil is
really putting up a metaphor for his personal "collapse"

What else can you expect from a 67 year old, fully employed consulting,

hated the expose did ya? Not to worry its getting nastier at warp
speed...same with San francisco bay area realestate... head line
nooz... its headed south badly... some 50% already....and Wells Fargo
bank? heads up in SF...its bogus AAA and BBB tranches selling for
pennies on the dollar now..
you see folks.... its the facts that are relevant, failure to
address them by trashing the pony rider... are bogus..
and in the case of anon lying trashers, posting against myself using
my real name and data.... cowardly. not impressive actually.... as
real property continues its nose dive nation wide, with rents still
way out of balance with house prices.... those will drop another 30 to
50% at least (inflation adjusted) over the next year imo.... a panic,
now underway, and massive bank failures likely will drive those
prices out the bottom...below 10% of current values in most cases.
are you morons *still advising your clients to invest? how many
lives have you and dingle nutz screwed up now with your bogus advice?.

some months I make more working in my retirement than I did
earlier.... its a concept beyond your grasp apparently.
along with your anon trash jobs, not a sign of brilliance.
you can do better. when anyone ceases with the self deception and
justifying their r own error, they do better in life.
Have a nice day and try to stay calm as your SF rreal estate keeps on
tanking.

If you mean "earlier",.......when you weren't working......then the fact (if
it is so) that you made money working, isn't any bombshell revelation.
> you can do better.
One onlly hopes so.

Stay calm Paul, while you buy up all that land that is on sale at discounted
prices.
Tomorrow, next week, in a couple of months, maybe by 2010, things will turn
the corner and you can sell at premium prices.
Those poised to take advantage of a bomb market and buy, will clean house
when it's a boom market.

Yes Phil. facts are very relevent and distructive of lying boobs like you.
Here are the facts about San Fransico real estate for the month of January
of this year:
Although single family home sales were down slighly from Dec. 2007 and 1
year ago, sleling prices were slightly under orginal listing prices.
However, they were higher than Dec. 2007 and more significantly, higher than
selling prices 1 yr. ago by 16.8%
Single family homes sold 93, original average listing price $1,222,832, Ave.
actual selling Price $1,213,813, The average selling price was 99.26% of the
average listing price.
And time on the market increased from a year ago by about 10 days.
Comndo too saw sales drop from Dec., 2007 and one year ago, but average
selling prices were higher than both last month and a year ago, Days on the
market did increase from a year ago by about 10 days.
Actual sales figures, units sold in January 983; Average first listing price
$853,946; average selling price $844,288 or 98.86% of average original
listing price.
All categories of home sales: again total number of sales down with a
slighly longer time on the market but sale prices still ahead of both Dec.
and one year ago.
Actual figures: 205 units sold: average first lisitng price $1,105,079;
average actual selling price $1,093,855 or 98.98% of average original
listing prices.
So, not only have prices not fallen by your mythical 50%, they are still
risiung,; and if you insist that it is the discout from asking prices tha's
relevent, again youir 50% figure is pure unadulterated horsemanure as the
actual figures are between 98.96% and 99.26% of original asking prices,
which even to your moronic excuse for a brain is less than a 2% drop from
asking price.
So, moron, the real estate market in San Fransico is going to have to get
one heck of a lot worse to even achieve the inane 40% drop you first claimed
2 months ago, much less your even more inane 50% drop in your latest idiot's
note.
Without even attempting tyo check youir other moronic claims, I am will to
bet they are no more accurate.
YOU ARWE A COPMLETE MORON, A LYING ONE AS WELL!!! |

Idiot, I have been retired since my mid 40;s and I make more than you have
ever made in your sorry excuse of a life.
But the point was that you CANNOT BE BOTH RETIRED AND FULLY EMPLOYED at

errr.... successful people do not resort to the sort of language and
approach that you do....
Im not in real estate, but I am in the engineering business, you dont
see such behavior there as a rule...sometimes though..but at the
bottom, never at the top.
... earlier (and to an extent still... even at age 67 i still run a
600cc single at sportsmans events) I was on the semi pro dirt oval
racing circuit in the 70's (motorcycles).... the best were
gentlemen.... all of the pro's were gentlemen. Its one of the worlds
most dangerous sports. ... www.rotax.net I think has some pics...if
thats not it try .com.
we slide sideways into the turns at 120 mph or so. ...today its
faster. Only those running last in the novice classes were
jerks..and not too many at that. .. most in that sort of sport have
self respect, and have no need to trash others... the trashers
though couldnt ride, had no balls, courage or skill...ran junk
machines..... its a marker you see in all of life, virtually
everywhere.
the winners, polite and decent people.... the most fearsome on the
track utterly decent, many if not most humble off the track and in

Not quite the same.
You can't live in your stock portfolio, but you can live in a house.
You can't control the income generated by the stocks, but you can generate
all on your own, income from your property.
You can't eat stock certificates (well, maybe with enough hot sauce), but
you can grow food on your land.
You don't generally buy stocks on margin, and hold them for a very long
term, but people buy houses and land with debt and hold them for 30+ years.
Not many people go out and buy $300,000 of stocks on margine, but lots of
"starter homes" run that amount.

Glad you agree. And anyone who wants to work hard and make sacrifices
elsewhere in their life, can achieve that "hell of a profit" in relation to
their investment.

Unfortunately, it's a picture you painted of an event that just won't
happen.

Successful people don't lie like you do or post moronic gibberish as you do.

That is self evident, you don't know a thing about it, but are still stupid
enough to parade your ignorance for all the worls to see.

So again you admit you are not retired. And still you are too stupid to see
how silly you look. And I have know a lot of REAL engineers, even worked
with them and saw behavior wortse than yours all the time. You are so dumb,
it is hard to beleive that anyone would pay yolu to sweep the floors, much
less as a consulting forensic engineer.
